A patio doesn't just get dirty it gets dangerous. The green film that builds up over a winter turns slabs slippery, and by spring you're stepping carefully on your own patio. Patio cleaning brings back the colour and, more importantly, makes it safe to walk on again.
First Fix Response cleans patios across Kent & Medway, natural stone, porcelain, concrete slabs and paths with the pressure matched to the surface, because a patio is not a driveway. Blast soft sandstone or porcelain the way you'd clean concrete and you'll damage it. We're a local team, the same real people behind our drainage and roofing work, and we clean it properly: right pressure, growth treated at the root, and left safe underfoot.

Natural stone & sandstone
Beautiful but soft and porous and easily damaged by too much pressure, which pits the surface and leaves it dirtier faster next time. We use a gentler method that lifts the growth without chewing up the stone.
Porcelain
Hard-wearing and low-maintenance, but the grout and joints hold dirt and the surface still needs the right approach. Cleaned to bring back the finish without marking it.
Concrete slabs
The workhorse patio. Takes a firmer clean, brought back to its original colour with weeds and moss cleared from the joints, not just skimmed off the top.
Paths
The same care applied to garden and side paths — often the mossiest, most slippery spot of all.
A driveway can take a firm blast. A patio often can't — and this is where most patio cleaning goes wrong. Soft natural stone and porcelain need a controlled approach, not maximum pressure. Get it wrong and you don't just fail to clean it; you damage a surface that cost a lot to lay.
Two things separate a proper patio clean from a quick blast:
Pressure matched to the stone
Firm on concrete, gentle and controlled on sandstone and porcelain, so the surface is cleaned, not eroded.
Growth treated, not just removed
Moss and algae come back within weeks if you only knock the surface off. Treating it properly slows the regrowth, so your patio stays clean for a season, not a fortnight.

Beyond the general grime, driveway cleaning is really about the things that spoil it:
Moss, algae and the slippery green film
The safety problem, cleared and treated.
Weeds in the joints
Pulled out at the source, not left to grow straight back.
Black spot (lichen)
Those tough black marks that won't scrub off. Be warned: black spot is one of the hardest things to shift and doesn't always come away completely, especially on older stone. We treat it properly and we'll tell you honestly what's achievable before we start, rather than promise a spotless finish we can't guarantee.

Block paving, concrete, tarmac and resin. We lift out ingrained dirt, weeds and moss, then re-sand block paving so it stays locked in place not just blasted and left to wash away.

Slabs, natural stone and paths brought back to their original colour and made safe underfoot, because a mossy patio is a slip waiting to happen

Moss holds water against your tiles and shortens a roof's life. We clear it carefully and treat what's left without the high-pressure blasting that loosens and cracks tiles.

Streaked or algae-covered render cleaned with soft washing, not brute force. What that means is just below.

Commercial Pressure washing for our commercial customers. We can pressure wash roofs and gutters keeping your business looking like new.
Most people start with a hired pressure washer or a spray-and-leave bottle from the DIY shop and for a light going-over on hardy concrete slabs, that's a perfectly reasonable Saturday job. Here's where it goes wrong, and where it's worth calling someone in:
Delicate or expensive stone
Sandstone, limestone and porcelain are easy to damage with a hired machine at full whack. One wrong pass and you've marked a patio permanently.
Heavy growth or black spot
Spray-and-leave barely touches thick moss or established lichen. You need proper treatment, not a supermarket bottle.
A slip risk you need gone properly
If the patio's dangerous, a half-job that leaves the film behind hasn't fixed the problem.
No hard sell here if it's a light clean on tough slabs, do it yourself. If it's soft stone, heavy growth, or a safety issue, that's when a proper job pays for itself.

It can, if the pressure's wrong for the stone. Sandstone, limestone and porcelain are easily marked by too much pressure which is exactly why we match the method to the surface rather than blasting everything the same. Done correctly, it cleans without damage.
Black spot is lichen, and it's one of the toughest things to remove. We treat it properly and most improves a lot, but very old, ingrained black spot doesn't always come away completely. We'll assess yours and be straight with you about the result before we start.
The green film comes back fast if it's only surface-cleaned. Treating the growth at the root slows it right down, so a proper clean lasts a season rather than weeks. Shaded, damp patios will always green up faster than sunny ones.
It depends on the size, the type of stone, and how much moss, weed and black spot there is to deal with. Instead of a misleading headline price, we quote your actual patio free and with no obligation. Send a photo and we'll price it.
Once a year suits most Kent & Medway patios. North-facing, shaded or tree-covered patios green up faster and may want doing more often.
Usually not, as long as we can access the patio and an outside tap. We'll agree it all when we book you in.
